A working mountain park, not a parking lot

The sites are cut into the hillside in terraces, so the rig next to you sits above or below rather than three feet off your awning. Ponderosa between the rows. Cool nights in July.

We are a small park run day to day by the people who own it. Check in is at 2. If you roll in late off the mountain, call and we will leave the light on.

A vintage mint green pickup parked among the ponderosa at the park
A hammock strung between pines beside a travel trailer at the park

Full hookups

Water, electric and sewer at every site, with wifi across the park.

Terraced rows

Sites step down the hillside, so nobody is looking into anybody else's window.

Long stays welcome

Monthly rates through the shoulder seasons. Ask about winter.

A travel trailer lit from inside beneath a sky full of stars

The sky is the amenity

There is no city glow up here to wash it out. Pull two chairs onto the gravel after the fire dies down and you can pick out the Milky Way most clear nights from May through October.

Everything worth driving to is close

Quarter horses rounding the turn at Ruidoso Downs
6 minutes

Ruidoso Downs

Quarter horse racing from late May into Labor Day, finishing with the All American Futurity. Gates open early and the grandstand fills fast on trial days.

Plan a race weekend
Gondola cabins over a wildflower meadow at Ski Apache
45 minutes

Ski Apache

Lifts run up Sierra Blanca in winter and the gondola keeps turning through summer for the view. Wildflowers on the upper meadows by July.

Stay for the season
Walkers on the shoreline trail at Grindstone Lake
10 minutes

Grindstone Lake

Trout water with a trail all the way around it, plus paddleboards in summer. The loop is flat enough for an easy morning before the heat.

Book a base camp
The Smokey Bear statue at the historical park in Capitan
35 minutes

Smokey Bear Historical Park

The real Smokey was a cub pulled from a fire on this mountain in 1950. Capitan keeps his story, and his grave, in a small park on the main street.
